Why Invest in the Cotswolds?
It’s a question that I am often asked by friends, existing owners, relocators and property investors….hopefully, the topics I explore will provide some useful and valuable information for investors looking to explore opportunities in the Cotswolds.
When I relocated to the Cotswolds over 20 years ago, I founded a holiday let business, StayCotswold, and more recently a long let lettings agency, The Cotswold Lettings Agency, so I guess I am well placed to understand what is working and what is not working for landlords in the area.

Let me start with an overview of the Cotswolds, and a few fun facts…..Year of Designation was 1966, its location is Gloucestershire, Oxfordshire, Bath & NE Somerset, Wiltshire, Warwickshire, Worcestershire, the population is approximately 152,000, its size in square miles/kilometres is 790 / 2,038, it has 89 Sites of Special Scientific Interest (SSSIs), 36 Geological Sites of Special Scientific Interest, 5 Special Areas of Conservation, 3 National Nature Reserves, 2 Local Nature Reserves, over 400 Scheduled Ancient Monuments, and the main settlements close by are Gloucester, Cheltenham, Cirencester, Bristol, Bath, Swindon, Oxford and Stratford-upon-Avon. It is renowned for its picturesque landscapes, its historical significance, including architecture and local traditions, its charming villages, and rolling hills, making it a desirable location for both residents and tourists.

At the end of 2024, Rightmove reported that the median rental price in the Cotswolds stood at £2,060PCM, well above the national average of £1,364. Hayman Joyce reported in May 2024 that the average letting prices increased from £1263 in 2020 to £1736 in 2023, a substantial 37% rise. With highest demand being for 2-3 bedroom properties.
The Cotswold Letting agency reported that as investment property numbers dwindle, as some landlords opt to sell, it has intensified demand. Homes are now rented within an average of 24 days and for each property there are 25 renters waiting to view. This has created a higher demand for available properties as the area attracts many families wishing to relocate, or try before they buy, along with weekend visitors…..all of which is being emphasised by the swift pace of the current rental market. No matter which rental option you choose, long-term, short-term term or holiday let, all these rental options can be particularly profitable.

With its tranquil environment, the area offers great schools both state and private, plus a community feel. The Cotswolds is appealing for families, people wishing to move out of city environments and retirees seeking a better quality of life.
The Cotswolds’ proximity to major cities is key, it is conveniently located near major cities like Oxford, Bath, Cheltenham, and of course London – all of which provide easy access to urban amenities, while enjoying a countryside lifestyle.
Transport links are strong, with M5, M40 and M5 circling the area, and fast trains into London from many excellent railway stations.

There is a buzz about the Cotswolds with great pubs, food outlets, destinations like Daylesford, Soho Farmhouse, Jeremy Clarkson’s ventures like Diddly Squat Farm Shop and The Farmer’s Dog, The Wild Rabbit, The Bull in Burford, Estelle Manor, and more, Burford Garden Centre, Cotswold Wildlife Park, Adam Henson’s Cotswold Farm Park, Far Peak (that now has two indoor padel courts), I could go on….and on……so the quality of life, outdoor activities, dining, and cultural experiences are second to none!
